Smoke and Carbon Monoxide Alarms

Since October 2015 landlords must ensure all smoke alarms are working during the tenancy and a working carbon monoxide alarm is fitted if required. 

At least one smoke alarm is required on all levels of the property and the carbon monoxide alarm is required in any room housing a solid fuel burner appliance and we would advise with any gas appliance also.

Fire and Furnishing Regulations 1988

Furnishings supplied at your rental property must comply with the Fire and Furnishing regulations 1988, these regulations would apply to Sofas, Armchairs, Futons, sofas beds, beds, headboards, mattresses, bed bases, nursery furniture, garden furniture suitable for indoor use, scatter cushions, pillows, padded seats, loose and stretch furniture covers.

This does not apply to bed covers, including mattress protectors, duvets, curtains, carpets or furniture made before 1950.

Energy Performance Certificate ( EPC )

All properties require a EPC whenever this is rented or sold, these certificates are valid for 10 years and we must provide a copy to advertise and to start the tenancy.

A EPC is a information guide for clients to see the properties typical energy costs and will advise if needed any recommendation on improvements.

Tenancy Deposit Protection

All deposit are required to be secured inline with the property legislation for all Assured Shorthold Tenancies, these need to be registered with a government approved scheme.
